Compounding Of Excess

The Impact of Compounding Excess on Long-Term Financial Planning

Understanding Building Compounding Restrictions

Overview

Compounding of illegal building construction is a process to make its illegal construction legal if it was built in breach of the original plans. This process of involves blending of construction materials to form a cohesive substance. Its composition varies depending on its intended use. But it is comprised of two or more substances that are mixed together in specific quantity to get a desired result. The materials that are used in the compound include gravel, sand, cement, water and various chemicals. It is used for sealing, bounding, filling gaps, smoothing surfaces and providing insulation in the building.

Various Types of Compounds and What Roles Do They Play?

Joint compound:

This is one of the compounds used in the construction of a building. This construction material is usually made from gypsum powder mixed with water and other additives to create a paste which is used in filling the gaps between drywall sheets and smoothens the surfaces of a building.
• Concrete Mixture: This compound is used for foundations and structural elements.
• Mortar Mixture: This compound is used for masonry work and bricklaying.
• Epoxy Compound: This compound is used for bonding materials together.
All in all, compounds provide a strong cohesion between materials and ensure the longevity and durability of the building.

What are Compounding Limits for Building?

Compounding limits for buildings include the following:
Front Setback: 25% area subject to maximum 1.00m width
Rear Setback: Maximum 10% beyond permissible 40%
Side Setback: Maximum25% of the width

Limits of Compounding for Unauthorized Building Coverage

The limits of compounding for unauthorized building coverage include the following:
• Maximum 10% deviation in Ground Coverage subject to compliance of fire Norms
• 10% excess FAR compounding
• Excess 20% construction in basement
• Excess 10% of building height without increasing number of floors
• Excess 10% of permissible wall height
• In plotted development, maximum one extra unit
• In multistoried number of dwelling units in proportion to compoundable or compounded FAR/purchasable FAR
• Constructions normally permissible as per zoning regulation compliance of local master plan
• In case, basement is not used for parking, area will be counted in FAR
• Lost parking space is to be provided elsewhere
